Borgerhout

Antwerp's diverse, creative district where affordable prices and strong yields meet a fast-changing streetscape

About Borgerhout

Borgerhout wears its diversity proudly. Centred on the busy Turnhoutsebaan and the storied De Roma cultural venue, the district mixes generations of immigrant communities with an incoming wave of artists, students and young families looking for space the centre can no longer offer affordably. The inner core (intra muros) is dense and energetic, packed with multicultural restaurants, indie bars and markets, while the extra muros stretches are quieter and greener near parks like Te Boelaerpark. Flat and well-connected, it is firmly within Antwerp's cycling orbit. For investors, Borgerhout is the cluster's clearest yield play: low entry prices and solid rents push gross returns toward the top of the Antwerp range, and regeneration adds upside. The honest counterweight is variability, this is a district in transition where conditions differ block by block, so careful, street-level due diligence matters more here than almost anywhere else in the city.
