A blue-chip waterfront suburb with Waitemata Harbour views, set around the Orakei Basin near the city

About Orakei

Orakei is Auckland waterfront living at the premium end. Built around the tidal Orakei Basin and the harbour edge of Tamaki Drive, it offers elevated homes with sweeping Waitemata Harbour and Rangitoto views, the headland park at Bastion Point, and a waterfront cycleway that links the city to the eastern bays. Mission Bay's beachfront cafes sit just along the road. This is one of the region's most expensive districts, and the investment profile reflects it: very low yields, with buyers paying for harbour-view land, lifestyle and blue-chip capital security rather than income. The headwind is the soft post-2021 Auckland market, which has held prime values broadly flat. Overseas buyers face New Zealand's 2018 foreign-buyer ban on existing homes, Orakei's character houses are out of reach without an OIO exception or a qualifying new-build development.
