Prenzlauer Berg

Prenzlauer Berg has transformed in two decades from a post-Wall bohemian quarter into Berlin's most family-oriented and gentrified inner-city district. The neighborhood's beautifully restored Altbau (pre-war) architecture, cobblestoned streets, and dense network of independent cafes have made it Europe's poster child for hipster-to-yuppie gentrification, and one of Berlin's most expensive residential markets. Residential prices run EUR 7,500-11,500 per square metre with gross yields of 2.8-3.6%. The district has the highest birth rate in Berlin and one of the highest in Germany, with playgrounds and bilingual kindergartens at every corner. Mauerpark hosts the famous Sunday flea market and karaoke. The area's draw is its complete-neighborhood feel: walkable, transit-connected (U2, S-Bahn ring), full of independent shops, and family-safe. The downside is that the bohemian edge has largely been replaced by stroller-pushed brunches and organic supermarkets.
