About Caudéran

Caudéran is Bordeaux's quintessential family quarter, a calm 'village' of belle-époque villas, échoppe houses and tree-lined avenues sometimes called the city's '16th arrondissement'. At its heart is the Parc Bordelais, the largest green space in the city at 28 hectares, and around it sit some of the region's most prized schools, including Sainte-Marie Grand Lebrun. It trades the hypercentre's buzz for space, gardens and quiet, drawing affluent families and long-term owners. Prices for houses are high (and corrected most sharply in 2024), but the area's stability, safety and schools make it a classic capital-preservation address well connected to the centre by tram.
