Sudoeste

Sudoeste (with its octagonal Octogonal blocks) is Brasília's newer upscale apartment district, set just west of the Pilot Plan: fully built, safe, clean and notably walkable, with green commons, the Parque Bosque do Sudoeste and the Parque das Sucupiras, and the vast Parque da Cidade alongside. Scarce supply and strong amenity have pushed it to among the highest per-square-metre prices in the Federal District. For investors, Sudoeste is a rare yield-and-prestige combination: a modern, sought-after, low-supply apartment market with gross yields of ~6.5–7.1%, higher than most premium addresses. Per-building pricing varies widely, so specifics warrant verification. Brazil's open urban-ownership regime keeps acquisition simple for foreigners (a registered Matrícula deed); transactions settle in Brazilian reais, so currency is the principal exposure.
