Carlisle Bay & Pierhead

Carlisle Bay curves along the south edge of Bridgetown, a sheltered turquoise harbour ringed by shipwreck dive sites, the white sands of Pebbles and Brownes beaches, and the historic Careenage. For decades this was working waterfront; today the Pierhead Project is converting five acres of inner harbour into a residential, retail and cultural quarter, with Phase 1's Steel Building bringing 39 apartments, a beach club and a heritage trail by 2027. The investment case is regeneration-driven. New-build waterfront apartments are pricing from roughly US$450-900 per sq ft, well below West Coast villa rates, while the capital's year-round tenant base supports 5-7% gross yields. With more than 154 new apartments planned between Carlisle Bay and Batts Rock and foreign buyers making up around 70% of luxury transactions, early-phase Pierhead units offer a rare urban entry point ahead of completion, with non-residents paying no capital gains tax on eventual resale.
