Downtown Cancun (El Centro, Zona Centro) is Cancun's working urban heart, a dense, walkable, locally-oriented district 5-10 km from the Hotel Zone where most permanent residents, hospitality workers, and business professionals actually live. The neighborhood is anchored by Parque de las Palapas (a Mexican-traditional square), Mercado 23 (the local market), Avenida Tulum and Avenida Yaxchilan dining strips. Residential prices run MXN 30,000-65,000 per square metre (USD 1,500-3,250) with gross yields of 7-10%. The market is dominated by apartments serving local professionals and long-let tenants, far better value than the Hotel Zone but without short-let upside. Lifestyle is authentically Mexican: traditional markets, family restaurants, vibrant local culture, and easy car access to the Hotel Zone beaches.
