About Bluewaters Island

Bluewaters Island is a compact Meraas-built island off JBR, home to Ain Dubai (the world's largest observation wheel), Banyan Tree Dubai (formerly Caesars Palace), The Wharf retail promenade and a small, tightly held set of residences. A pedestrian bridge links it directly to The Beach at JBR and the tram and metro, giving an island address with city connectivity. With only around 700 residential units and no new phases planned, exclusivity is the defining feature. For investors, Bluewaters is a capital-appreciation and lifestyle play rather than a yield engine. Resale per-sqft runs roughly AED 2,200-3,500 for standard residences and AED 4,000+ for branded and signature units. Long-term gross yields sit around 5-6.5%, though short-term holiday lets can push annualised returns into the 7-9% range during peak season. Constrained supply and a marquee location underpin the value thesis.
