Campeche, on the island's south, is the fastest-growing district of Florianópolis: a long surf beach facing the protected Ilha do Campeche, transformed in recent years into a magnet for tech workers, young families and lifestyle migrants who have given it a bohemian-modern, health-conscious character of poke bars, breweries and surf shops along Avenida Pequeno Príncipe. For investors, Campeche is Floripa's highest-momentum growth play: tech in-migration and beach lifestyle drive strong appreciation and solid yields of ~4.5–6.5%, with much of the island's new-build supply concentrated here and the airport close by. New-build condos and beach houses are the core opportunity. Foreigners buy urban property on equal terms in Brazilian reais, with the VIPER investor route available for residency; BRL currency exposure is the key variable.
