The JB City Centre is the platform’s most concentrated cross-border bet: a dense CBD wrapping the CIQ, the Causeway, Komtar JBCC, City Square and the future Bukit Chagar RTS station, where heritage old-town cafes sit beneath a wall of new glass towers. R&F Princess Cove, connected to the CIQ by a covered walkway and reportedly ~40% bought by Singaporeans, is the emblem of the area’s pitch: live in JB, work in Singapore, walk to the train. The investment thesis is the RTS Link (2027) and the Johor-Singapore Special Economic Zone, which is pulling genuine Singaporean demand into the 400m ring around Bukit Chagar, where launches command RM600-900 psf versus a much softer broad-CBD median near RM336 psf. For station-walkable, branded, two-bed product, yields of ~3.5-5% and real appreciation anticipation are plausible. But this is also the most honest place to flag the risk: the CBD is the epicentre of Johor’s serviced-apartment oversupply. A long line of near-identical towers competes for the same finite cross-border tenant pool, so non-station generic units face slow resale, persistent discounting and yield compression, and foreign buyers must clear the RM1m minimum plus higher 2025 approval fees. The disciplined play is narrow: buy only the genuinely RTS-walkable, differentiated product and avoid the commodity high-rise stock that defines the overhang.
