Chacras de Coria, in the Luján de Cuyo department, is Mendoza's most coveted wine-country suburb: leafy lanes and quintas around a charming village plaza and its beloved weekend feria, set amid the premium Malbec vineyards of Luján de Cuyo with the Andes on the horizon, and dotted with some of the region's best restaurants and bodegas. It is a favourite of affluent families and a growing expat community. For investors, Chacras is Mendoza's prime lifestyle-and-wine-tourism market: deep demand for leafy homes and short-let wine-country stays delivers yields of ~4–6% (higher but seasonal for tourism lets). A crucial structuring point: buying a residential home or quinta is straightforward, but acquiring productive vineyard land triggers Argentina's statutory foreign rural-land caps (Ley 26.737) and, near the Chile frontier, security-zone clearance, wine-estate buyers must plan the ownership structure.
