Haidhausen

Haidhausen earned its French Quarter nickname from the streets laid out after 1871 and named for French places, Pariser Platz, Bordeauxplatz, Sedanstrasse. The result is one of Munich's most coherent and beautiful 19th-century districts, where ornate Gründerzeit facades line streets that open onto generous tree-shaded squares. The quarter has a genuine neighbourhood rhythm. Mornings centre on the Wiener Platz market and its permanent wooden stalls; afternoons drift through independent boutiques and bookshops on Wörthstrasse; evenings fill the wine bars, the Hofbräukeller's beer garden and the concerts at the Muffatwerk. The Gasteig, Munich's main concert hall and library, sits on the western edge above the Isar. Investors prize Haidhausen for reliability. Yields are slim, capped by rent controls, but vacancy is negligible and the tenant pool of professionals and academics is deep. The eastward expansion of the Werksviertel creative-and-office district at Ostbahnhof adds a credible growth story to an already blue-chip address.
