Lewis Place

Lewis Place is the engine of Negombo's tourist economy, a single beachfront road of hotels, guesthouses, Italian-run cafes, seafood grills and souvenir shops fronting the main beach. Its great advantage is proximity: roughly 10-13 km from Bandaranaike International Airport, it is the natural first and last stop for visitors arriving in Sri Lanka, and an obvious base for short stays. The strip is walkable and social, with a dense cluster of dining from Dolce Vita to Tusker and a lively beach-bar scene after dark. Resort fitness centres, international schools and the seafront promenade round out daily life for the expats and hospitality workers who cluster here. The investment play is hospitality-driven: studios and one- to two-bedroom condos, with sea-view units from around USD 100,000, monetising steady airport arrivals at mid-single-digit long-let yields and higher short-stay upside. The honest caveats are concentration and liquidity, income and resale both ride on tourism and airport traffic, the buyer pool is small, sales take months, and foreign buyers must work within the apartment-or-lease framework.
