About Kapana

Kapana ('The Trap') is Plovdiv's compact creative district: a pedestrian grid of artisan workshops, galleries, cafés and bars just below the Old Town and beside the Dzhumaya Mosque and Knyaz Alexander I street. It is the city's nightlife and tourism magnet. For investors, Kapana is a short-let and small-unit play: tourism and nightlife demand drive the city's higher gross yields of ~5–6% on studios and small apartments (premium pricing ~€2,500–3,000/m²). Non-EU buyers may own apartments directly (land via a Bulgarian company); EU buyers are unrestricted; Bulgaria adopted the euro in January 2026 and has no golden passport.
