Versalles is the neighbourhood every PV investor watches: a flat, tree-lined grid a few blocks from Hotel Zone beaches that has transformed into the city's buzziest dining destination and its most accessible condo market. Cafés, restaurants, medical services and new mid-rise projects have made it a magnet for full-time residents and yield-focused buyers alike. For investors, Versalles is the entry-and-yield sweet spot. It is the clearest entry into PV apartment ownership, with starting budgets around MXN 2.6M and a pipeline of new supply, while well-bought units achieve some of the highest gross rental yields in the city at 5-7%.
