Stari Grad (Old Town)

Stari Grad is the essence of Rovinj: a roughly oval peninsula of tightly packed pastel houses rising to the Baroque Basilica of St Euphemia, laced with the cobbled Grisia art street and waterfront fish restaurants. It is entirely pedestrian, fiercely protected and almost mythically photogenic, which makes any stone house or sea-facing apartment here a scarce trophy asset. For investors, the Old Town is the purest scarcity play on the Istrian coast. Renovated heritage apartments routinely trade at 5,000-7,000 EUR per m2, well above the town average, and first-line waterfront homes can exceed that. Yields are modest at around 3-3.3% given capital values, but occupancy and nightly rates are among the strongest in Croatia, and heritage protection caps new supply, supporting durable appreciation.
