Ondina

Salvador's university oceanfront, Ondina: UFBA-driven student demand, beach hotels and ocean-view apartments at solid yields

About Ondina

Ondina is a compact, upscale oceanfront strip in Salvador's noble southern zone, running along the Avenida Oceânica between Barra and Rio Vermelho: it is anchored by the Federal University of Bahia (UFBA) main campus and a cluster of the city's largest beach hotels, with the Salvador Zoo nearby. The result is a crossover of student-rental and vacation-rental demand on an ocean-view seafront. For investors, Ondina offers solid gross yields of ~7–7.8% from that dual demand base, UFBA students underpin long-let while the hotel corridor and beach support short-let. Ocean-view apartments and compact units are the core stock. Brazil's open urban-ownership regime keeps acquisition simple for foreigners (a registered Matrícula deed), and the Northeast R$700k VIPER threshold applies; transactions settle in Brazilian reais, so currency is the principal exposure.
