Wrapped around the 1955 Artificial Lake and the 230-hectare Grand Park, this is Tirana's 'green lung' and its most nature-led prestige district. Residents trade the centre's buzz for botanical gardens, a zoo, swimming pools, an amphitheatre and kilometres of lakeside promenades and cycling paths, the city's best zone for outdoor recreation and family life. The adjacent Liqeni i Thatë quarter adds established leafy streets popular with diplomats and well-off families. Investment-wise, the lakeside belt sits in the city's top price band (€3,000–€5,500/m²), but its appreciation case looks among the most sustainable: green amenity is irreproducible, demand from affluent families and expats is steady, and a major lakeside masterplan underpins long-run development.
