Dodanduwa

Dodanduwa is a coastal village on the A2 between Hikkaduwa and Galle, defined by its fishing harbour, the mangrove-fringed Ratgama Lake with its four islands, and a deep Buddhist heritage, including the Island Hermitage on Polgasduwa, founded in 1911 as the first Western-founded Theravada study centre, and the country's first Buddhist school, dating to 1869. The mood is calm, local and explicitly less commercialised than Hikkaduwa. For investors it is emerging as a low-key luxury and second-home alternative. Land runs from around LKR 300,000/perch riverfront to about LKR 1.25M prime waterfront, with large parcels and developer-priced new villas such as Mireka Seascape on the horizon. Furnished villas rent strongly, supporting 5-7% typical gross yields. The risks are a thin, illiquid market with a small, often-foreign buyer pool, leasehold-only foreign access, tourism dependence with November-April-concentrated income, and genuine tsunami and erosion exposure, the Peraliya disaster site is just north, making elevation, setback and insurability core diligence items.
