Maxvorstadt is Munich's museum quarter and one of Germany's densest concentrations of cultural and educational institutions. The neighborhood houses the Alte Pinakothek, Neue Pinakothek, Pinakothek der Moderne, Brandhorst Museum, Glyptothek, and Konigsplatz, alongside the TU Munich main campus and parts of LMU. Residential prices run EUR 9,500-15,500 per square metre with gross yields of 2.8-3.4%. The district mixes 19th-century Grunderzeit residential with university buildings and grand cultural institutions, creating an unusually formal urban feel for Munich.
