About Schwabing

Schwabing is Munich's traditional intellectual and artistic quarter, once the bohemian heart of Bavarian counterculture (Kandinsky, Klee, Thomas Mann all lived here), now one of the city's most desirable family and professional neighborhoods. Anchored by Ludwig-Maximilians-Universitat (LMU), the English Garden, and the elegant Leopoldstrasse boulevard, Schwabing blends Bavarian heritage with a youthful student energy. Residential prices run EUR 10,500-16,000 per square metre with gross yields of 2.6-3.2%, among Munich's highest. The neighborhood's Altbau and Jugendstil buildings are coveted, and Schwabing is one of the few Munich districts where Altbau still dominates the streetscape. Lifestyle is mature-bohemian: cafes, bookshops, theatres (Schauburg, Kammerspiele nearby), traditional Bavarian gastronomy, and weekly markets. Excellent transit via U3/U6.
