Mirissa

Mirissa is the busiest and best-known of Weligama's surrounding beaches, a curving bay backed by palms and headlands that has become Sri Lanka's whale-watching capital. From November to April, boats head out from the harbour in search of blue whales, while Coconut Tree Hill and Secret Beach draw a constant stream of photographers and sunseekers. The town runs on tourism. Beachfront seafood shacks, cafes like Zephyr and the famous Dewmini roti shop, plus an energetic beach-bar scene, give it the south coast's liveliest after-dark atmosphere. Off-season, the fishing harbour reasserts a quieter local pace. For investors, Mirissa offers the region's deepest holiday-let demand and its priciest villa stock. Returns can be solid, but the honest picture includes heavy seasonality, slow resale, mounting villa supply and the condo-or-lease ownership constraint, so occupancy and exit assumptions deserve careful stress-testing.
